Certificate of Compliance for Rentals
Every house/apartment must have a certificate of fitness (conformiteitsattest).
Without a certificate of fitness, you are no longer allowed to rent out your property.
Anyone renting out a property in Tienen, Zoutleeuw, or Geetbets must ensure that it is fully compliant and meets certain standards. As an owner-landlord, you can apply for a certificate of fitness from the city to prove that the rental property meets these quality standards. The certificate of fitness also states the maximum number of permitted occupants.

- The EPC certificate (Energy Performance Certificate, if available)
- The inspection certificate for the electricity and gas installation (if available)
Submit your application via the online form.
The investigation into the fitness of the property is carried out by the housing inspector of the IGS Best Wonen tussen Zoet en Zout.
Checkpoints include:
the safety of the technical installations (electricity, gas, or heating oil installation);
whether there is a risk of CO poisoning;
whether the property can be sufficiently ventilated;
whether there is moisture damage;
whether double glazing is present;
whether there are enough smoke detectors;
whether the property meets the minimum surface area and height standards;
whether the roof of the property is sufficiently insulated.
A report is drawn up based on the investigation, in which defects are scored across three categories. If the technical report shows that the property scores fewer than seven category I defects, the mayor will issue a certificate of fitness that remains valid for 10 years.
200 euros per fitness investigation.
Anyone renting out a property without a valid certificate of fitness risks a municipal administrative sanction (GAS fine) that can amount up to 350 euros.
